How to Donate to an Easement

If your property is individually listed on the National Register of Historic Properties or is a Contributing Building to a National Register District, and retains historic integrity, your property may be eligible for an easement donation. HCF’s easement manager, April Wood, will guide you through the donation process, beginning with a site visit to evaluate the historic integrity of the property and the proposed scope of the easement protections. Should both parties decide to move forward with the donation, an easement draft will be generated by HCF for review. Adjustments may be made to ensure that the property is adequately protected. The final document is filed at the Register Mense Conveyance office. Easement donations have a stewardship fee and, if the easement donor would like to take tax deductions, the easement donor will be required to hire an appraiser to determine the value of the easement donation. Easement donors are strongly encouraged to seek legal counsel and consult with their tax advisor regarding an easement donation. If you have questions or are interested in donating an easement, please contact HCF’s easement manager, April Wood awood@historiccharleston.og.
